MODEL VERSION: WORKBOOK-REVIEW-1
Know what’s in your numbers.
This model translates the supplied brokerage calculator. It is an editable scenario, not a verified quote of current eXp terms or a prediction of earnings. Values are USD for one modeled anniversary year, before taxes and personal business expenses.
Commission comparison
Gross commission = sales volume × commission rate. Brokerage split = gross commission × brokerage share, limited by a positive cap when selected. Zero cap means uncapped. Pre-cap transactions round up the cap divided by average company dollar per transaction. The capping transaction uses the pre-cap fee. Remaining transactions use the post-cap fee. Equal average transaction sizes are assumed.
Commission after brokerage costs deducts the split, startup fee, 12 monthly fees, transaction fees, and current-brokerage regional fees. Set startup fees to zero for a continuing-year scenario. Taxes, personal operating expenses, mentorship, team splits, market-specific fee caps, and unentered charges are excluded.
Assumptions needing review
The workbook uses an eXp $90 monthly fee and $85/$250 pre/post-cap transaction fees. The official eXp income disclosure lists an $85 monthly fee and separate transaction charges. Workbook values are retained and editable for reconciliation, not presented as current verified fees. Confirm full applicable terms before relying on this report.
Stock is separate from cash
Purchases use commission after the brokerage split but before other fees, following the stock tab. Agent contributions reduce available cash; they are not added earnings. Added equity equals purchase-discount value plus conditional first-closing, cap, sponsor, and manually entered ICON awards. ICON is not automatically earned at 31 transactions; that conflicting workbook shortcut is excluded.
The $10 share price, 5% allocation, 5% discount, and award amounts are workbook assumptions. Awards require qualification and vesting. The projection applies price change to one year’s shares only, without future purchases, dividends, taxes, or forfeitures. Stock may lose value.
Revenue share scenario
The seven per-capping-agent assumptions are $1,400, $1,600, $1,000, $600, $400, $1,000, and $2,000. This assumes necessary tier access and qualifying production; it does not determine eligibility or transaction-level payouts. Agent counts default to zero.
The workbook’s additional $8,000 first-year bonus per selected Tier 1 agent is unverified and OFF by default. When enabled, it is separate from ongoing revenue and never described as recurring. The source disagrees on whether the volume threshold is at least or greater than $4M, so eligibility is not inferred from volume.
Revenue share is performance-based and not guaranteed. See the official program explanation and income disclosure.
Sample reconciliation
The supplied sample ($8M volume, 8 deals, 2.5% commission) gives $172,250 current-brokerage commission and $181,431 eXp commission, a $9,181 difference. Added equity is $1,084.21, including $600 of conditional awards, separate from cash. Static marketing claims from the workbook are not used.
